Analysts foresee Johor-Singapore SEZ to boost Malaysia's industrial property in 2026

KUALA LUMPUR, Dec. 31 (Xinhua) -- Analysts have foreseen that the upcoming Johor-Singapore Special Economic Zone (JS-SEZ) will boost Malaysia's industrial property sector.

MBSB Research said in its recent report that it has maintained its positive views on Malaysia's property sector, underpinned by the development of industrial properties.

The research house opined that the industrial development is a new growth avenue for Malaysia's property sector, with the upcoming Johor-Singapore Rapid Transit System link.

Nomura Research also said that robust demand for industrial projects is being driven by increased foreign direct investment flows into Malaysia, especially in the JS-SEZ.

"We expect this to lead to invariably higher demand for residential housing in nearby areas," said the research house.

Maybank Investment Bank also sees industrial property remaining the key growth segment in Malaysia's property sector, with JS-SEZ continuing to drive the growth narrative.

However, as more industrial parks come onstream, the research house also sees competition within the segment intensifying, making execution and the ability to secure investors and manufacturers increasingly important.
