SYDNEY, Jan. 15 (Xinhua) -- The median rent for a typical house in Sydney has risen to a record-high of 800 Australian dollars (534.1 U.S. dollars) per week, according to data released on Thursday.

The data from real estate data firm Domain showed that the median asking weekly rent for a typical detached house in Sydney hit 800 AUD (534.32 U.S. dollars) for the first time in December 2025, up 3.9 percent from 770 AUD (514.1 U.S. dollars) in December 2024.

"Even so, the pace remains well below the double-digit surges of 2022-24, indicating that affordability constraints continue to limit the scope for sharper acceleration," the report said.

For a typical unit in Sydney, the median weekly rent in December was an equal record-high 750 AUD (500.8 U.S. dollars), an increase of 7.1 percent from 700 AUD (467.4 U.S. dollars) 12 months earlier.

The report said that Sydney's rental vacancy rate was 1.4 percent in December, up from 0.9 percent in November.

It attributed the rise to the typical end-of-year changeover period and noted that vacancy was lower in December 2025 than the 1.7 percent reported a year earlier.

In Melbourne, the median weekly asking rent for a detached house fell by 1.7 percent in the 12 months to December, while the median rent for units grew by 5.5 percent.

Median rents for houses and units in Brisbane, Australia's third-most populous city, grew at a faster rate than in Sydney or Melbourne in the 12 months to December.
